Ghaziabad Master Plan 2031: Government will buy land of 5 villages, farmers will get 4 times compensation

Ghaziabad Development Authority has approved the Master Plan 2031, which will implement the Transit Oriented Development Policy. Residential and commercial development will take place around the metro and rapid rail.

 

Ghaziabad Master Plan 2031: There is good news for home buyers in Ghaziabad. Ghaziabad Development Authority has approved the Integrated Master Plan 2031 after a long wait. 

TOD policy will be implemented under this plan. This means that now colonies will be settled around metro or other transport facilities, so that people can get easy connectivity. 

Under this plan, development will be done around Rapid Rail, Metro and Expressway in Ghaziabad. Residential and commercial projects will be built here.

Ghaziabad Development Authority has also approved the changed map of Madhuban Bapudham Housing Scheme. In the new map, 373 plots built on cremation ground land have been allotted to people again. 

Apart from this, a decision has also been taken in the meeting to convert 0.431 hectares of land in Galand village from agricultural land to industrial plots under the Pratigya Yojana of the UP government.

Under the Master Plan 2031 of Ghaziabad Development Authority, there will be large-scale development in Ghaziabad, Modinagar and Loni. 

This plan will cover a total area of ​​33,543.1 hectares. This includes 18,687.8 hectares of Ghaziabad, 6,874.9 hectares of Modinagar and 7,980.4 hectares of Loni. GDA officials said that this plan will be implemented only when the state government issues its gazette notification, which is expected to happen within a month.

Development will take place in three cities

Under this scheme, special attention will be given to Transit Oriented Development (TOD). Under this, 4,261.43 hectares of land will be developed within 1.5 km radius of the Rapid Rail Corridor. 

Apart from this, 616.61 hectares of land will also be developed within 500 meters of the Metro's Red and Blue Line. Also, 909.82 hectares of land around the Rapid Rail Depot has also been included. Its purpose is to provide better living and working facilities near the Metro and Rapid Rail.

Government will buy land of 5 villages

Ghaziabad Development Authority has planned to buy land from five villages to build Harnandipuram township. Under this, a total of 336 hectares of land will be taken from Mathurapur, Shamsher, Champatnagar, Bhanera Khurd and Nangla Firoz Mohan Nagar villages. A budget of Rs 2,384 crore has been passed for the purchase of this land. This amount also includes 7% stamp duty and 1% registration fee.

Farmers will get 4 times compensation 

The government will pay the farmers 4 times more money than the circle rate in exchange for the land of these 5 villages. For this, a committee headed by the DM had prepared this proposal last month. 

The committee said that the compensation for the land for Harnandipuram township will be given under the Land Acquisition, Rehabilitation and Resettlement Act 2013, in which the farmers will get 4 times the circle rate. 

For example, in Mathurapur village, where 14 hectares of land will be acquired, the farmers will get Rs 4,080 per square meter instead of Rs 1,020 per square meter.

Villages from which land will be taken under the government's plan

 Farmers will get a good price for their land. 86 hectares of land will be acquired in Shamsher village. Here farmers will get compensation of Rs 6,760 per square meter instead of the current rate of Rs 1,690 per square meter. 33 hectares of land will be acquired in Champatnagar village. 

Farmers here will get Rs 4,040 per square meter instead of Rs 1,010. 9 hectares of land will be acquired in Bhanera Khurd village, in return for which farmers will be given Rs 4,240 per square meter instead of Rs 1,060. 

The maximum land will be acquired in Nangla Feroz (Mohan Nagar), where 192 hectares of land will be acquired. Here farmers will be given compensation of Rs 7,200 per square meter instead of Rs 1,800.

Ghaziabad Development Authority has launched the Pehal Portal for the convenience of the people. Many tasks have become very easy through this portal.
